The Planning & Zoning Commission normally meets the first Tuesday after the first City Council meeting of each month. If you want to submit an application for a Planning & Zoning item, you must have your completed application submitted through the CitizenServe website portal no later than the 5th of the month prior to the next Planning & Zoning meeting.
Time Line for Application Processing: Variances/Zoning Amendments/Use on Reviews:
State and City ordinances require formal notification of all land owners within a specified buffer zone surrounding the applicant property. The notification process is conducted by City staff and can take up to three weeks to complete. The notification process must be complete before an application is scheduled to be heard by the Planning Commission. The notification is made by certified mail based on the property owner information provided by Meade County Register of Deeds. A postage fee as well as an administration fee is charged to the applicant for the notification process. Additionally, a sign must be placed in the yard of the property where the variance or use on review will take place. Signs will be issued by the Planning & Zoning Office.
It is important to remember that after the Planning & Zoning Commission hears your request and makes a recommendation to Council, it will take an additional 4 to 6 weeks to finalize the request so you can proceed with your project. Make sure you allow enough time in your schedule for the entire process.
The first step after the Planning & Zoning meeting is for your item to go to the next City Council meeting (approximately 2 weeks) at that meeting the Council will set a public hearing date within the next 35 days. Once the public hearing date is set, the Sturgis Finance Office must advertise the information including the public hearing date in the legal section of the local newspaper so all members of the public receive notice. This process is regulated by state law. (Title 18, Article VII,Section 2). After the required notice has been published in the newspaper, your request will then be heard by the City Council and approved or denied. Only after the City Council has given approval will you be allowed to proceed.
